APPLICATION CONDITIONS TO REFIT, IMPROVEMENT AND RENOVATION UNDERTAKING WORKS FOR APPROVAL

  1. The capital improvement undertaking must be carried out within the boundaries of the private lot by a qualified, licensed Builder and insured professional in accordance with the VBA building code & fire safety regulations and strata rules. 
  2. The owner seek prior to the consent in writing from the Owners Corporation Committee.
  3. Engage builder’s license by the VBA and insurance certificate for works for over $16,000.
  4. Provide a signed Indemnity form for works undertaking.
  5. Provide a path plan for the use of common property access. during period of the associated works
  6. Provide a Waste disposal management Plan.
  7. Provide a Copy of the Builders Liability insurance Certificate
  8. Ensure daily clean-up of common areas are the responsibility of the lot owners carrying out the work. 
  9. Under No Circumstance private lot tradesman may use Owners Corporation common property or Basement car park for works.
  10. NO Coring or drilling of structural concrete slab or boundary walls, ceiling slab, modifications or additions to hydraulic plumbing.
  11. The contractor must be supervised by the lot owner or their representative to ensure no damage is caused to the common property and that waste is properly disposed as per plans. 
  12. The contractor must not to cause damage or mess to the common property and any damage or mess caused as a result of the work is the responsibility of the lot owner carrying out the work. 
  13. There must be no construction work carried out at night and that all construction activities are carried out during regular business hours (i.e. Monday to Friday 8:00am to 6:00pm) No noise works on weekend anytime. 
  14. Noise Condition: jack hammering and drilling times must be notified and submitted to building management in advance and must be after 9:00am to 4:00pm Monday to Friday ONLY. There must be no excessive noise during the work including but not limited to hammer-drilling, tile-cutting or jack-hammering during public or school holidays and outside regular business hours. 
  15. The committee reserves all rights to withdraw the approval should excessive noise complaints be received from other residents as a result of the works. 
  16. Lot owners who proceed with lot improvements to their lots agree to indemnify the Owners Corporation against any damage to persons or property arising from such improvements.  All repair costs to damaged property will be on charged to Lot owners by the Owners Corporation.
  17. The works must be scheduled so we can notify all residences in advance 7 days prior.

  19. I agree to install adequate soundproofing material underneath any Floor board and carpet replacement with hard surface to minimise noise disturbance and I will ensure that the work is carried out in accordance with noise regulation standards. – By engaging only contractors who are familiar with EPA noise standards.
