Application Conditions

The capital improvement undertaking must be carried out within the boundaries of the private lot by a qualified, licensed builder and insured professional in accordance with the VBA building code & fire safety regulations and strata rules.

The lot owner must provide the following prior to the consent from the Owners Corporation Committee:

Engage Class 3 builder’s license by the VBA and insurance certificate for works for over $16,000.

Provide a signed Indemnity form for works undertaking.

Provide a path plan for the use of common property access during the period of the associated works.

Provide a waste disposal management plan.

Provide a copy of the builder’s liability insurance certificate.

Ensure daily cleanup of common areas is the responsibility of the lot owner carrying out the work.

NO coring or drilling of structural concrete slab or boundary walls, ceiling slab, modifications, or additions to hydraulic plumbing.

The contractor must be supervised by the lot owner or their representative to ensure no damage is caused to the common property and that waste is properly disposed of as per plans.

The contractor must not cause damage or mess to the common property, and any damage or mess caused as a result of the work is the responsibility of the lot owner carrying out the work.

There must be no construction work carried out at night, and all construction activities are carried out during regular business hours (Monday to Friday 8:00am to 6:00pm). No noise works on weekends anytime.

Noise Condition: Jackhammering and drilling times must be notified and submitted to building management in advance and must be after 9:00am to 4:00pm Monday to Friday ONLY. There must be no excessive noise during public or school holidays and outside regular business hours.

The committee reserves all rights to withdraw the approval should excessive noise complaints be received from other residents as a result of the works.

Lot owners who proceed with lot improvements to their lots agree to indemnify the Owners Corporation against any damage to persons or property arising from such improvements. All repair costs to damaged property will be on charged to lot owners by the Owners Corporation.

The works must be scheduled so we can notify all residents in advance 7 days prior. Please complete all paperwork and return it to the facilities management team at: fm@150peel.com.au prior to start.

I agree to install adequate soundproofing material underneath any carpet replacement with hard surfaces to minimize noise disturbance and ensure that the work is carried out in accordance with noise regulation standards – by engaging only contractors who are familiar with EPA noise standards.
