


{"id":529,"date":"2018-01-18T15:01:24","date_gmt":"2018-01-18T04:01:24","guid":{"rendered":"http:\/\/150peel.com.au\/wordpress_f\/?page_id=529"},"modified":"2018-07-28T12:33:30","modified_gmt":"2018-07-28T02:33:30","slug":"owners-corporation-managers","status":"publish","type":"page","link":"https:\/\/150peel.com.au\/wordpress_f\/owners-corporation-managers\/","title":{"rendered":"Owners Corporation Managers"},"content":{"rendered":"<h5><span style=\"color: #00ccff;\">Job description of Owners Corporation and Building Managers<\/span><\/h5>\n<p>Owners Corporation management\u00a0are appointed by the Owners Corporation\u00a0Committee members and operate under the instruction of the Owners Corporation Committee.<\/p>\n<p>Final powers lie only with members of the board and not the share holders of the building, except in some cases in a referendum resolution.<\/p>\n<p><strong>Building Facilities Management<br \/>\n<\/strong>A building manager if engaged by building will supervise contractors and facilitate work such as this.<\/p>\n<p>A building manager or caretaker or sometimes referred to a facilities manager usually provides the following services:<\/p>\n<ul>\n<li>Providing access to residents moving in and out.<\/li>\n<li>Providing access to contractors engaged to carry out work within the building.<\/li>\n<li>Inspecting and reporting defects or problems to the OC manager for action .<\/li>\n<li>Reporting of non compliance of the OC rules to the OC manager for action.<\/li>\n<li>General cleaning and tidying up of the common areas.<\/li>\n<li>Facilitating keys and remotes for residents.<\/li>\n<li>Managing rubbish removal.<\/li>\n<li>Assisting with access to the electric meters, the water meters, the gas meters, the telephone and TV MDF board and TV antennas.<\/li>\n<li>Maintaining a log book for the schedule of lift and fire equipment maintenance.<\/li>\n<li>Reporting any failures of these equipments to the OC manager for action.<\/li>\n<li>Being available on site usually daily to assist and answer any questions residents have about the building.<\/li>\n<\/ul>\n<p><strong>Strata or Owners Corporation Managers<\/strong><br \/>\nAs Owners Corporation Managers, our responsibility in the management of your building is limited to delivering the following services:<\/p>\n<p>Legislative &amp; Compliance consulting \u2013\u00a0Under this agreement our responsibilities include but are not limited to the following:<\/p>\n<ol>\n<li>Provide legislative advice to the committee and lot owners.<\/li>\n<li>Provide compliance advice to the committee and lot owners relative to the ACT; fire safety &amp; OH&amp;S legislations and insurance requirements.<\/li>\n<li>Ensures that thee Owners Corporation is operating in accordance with the legislation and the rules.<\/li>\n<li>Ensure that the owners corporation is adequately insured or advise the committee otherwise.e. Ensure that contractors engaged by the Owners corporation are qualified, licensed and insured.<\/li>\n<li>Provide Owners Corporation Certificates for potential buyers of lots in the building.<\/li>\n<li>Provide certificates of currency upon request from the building insurer.<\/li>\n<\/ol>\n<p>Financial Management \u2013\u00a0Under this agreement our responsibilities include but are not limited to the following as outlined in the management agreement:<\/p>\n<ol>\n<li>Open and maintain a bank account in the name of the owners corporation.<\/li>\n<li>Issue fee notices to lot owners and general debtors according to resolutions passed by the owners Corporation.<\/li>\n<li>Receive and bank funds in the owners corporation account.d. Issue reminder notices for unpaid fees.<\/li>\n<li>Manage the owners corporation funds in accordance with the legislation.f. Implement a debt management procedure in accordance with legislative requirements.<\/li>\n<li>Pay the owners corporation creditors and contractors for work carried out on the common and shared property.<\/li>\n<li>Reconcile and balance the owners corporation account.<\/li>\n<li>Prepare and lodge annual tax return.<\/li>\n<li>Prepare annual financial statement.<\/li>\n<li>Prepare annual budget for approval at the AGM.<\/li>\n<\/ol>\n<p>Administrative Services \u2013\u00a0Under this agreement our responsibilities include but are not limited to the following as outlined in the management agreement:<\/p>\n<ol>\n<li>Have custody of and maintain the Owners Corporation books and records.<\/li>\n<li>Have custody of and maintain the Owners Corporation Seal.<\/li>\n<li>Maintain the Owners Corporation register.<\/li>\n<li>Prepare and distribute meeting material in accordance with the legislation.<\/li>\n<li>Organise Owners Corporation meetings in accordance with the legislation.<\/li>\n<li>Issue work orders for approved work by the owners corporation.<\/li>\n<li>Obtain quotes for common property work as directed by the committee.<\/li>\n<li>Action decisions of the Owners Corporation in accordance with legislative requirements.<\/li>\n<li>Implement resolutions passed by the Owners Corporation or the committee.<\/li>\n<li>Obtain and place insurance cover for the OC.<\/li>\n<li>Process insurance claims when required.<\/li>\n<li>Provide advice to the owners about what the individual owners are responsible for and what the Owners Corporation is responsible for with regards to repair and maintenance.<\/li>\n<\/ol>\n<p>Secretarial Services \u2013\u00a0Under this agreement our responsibilities include but are not limited to the following as outlined in the management agreement:<\/p>\n<ol>\n<li>Receive incoming mail for the Owners Corporation.<\/li>\n<li>Notify the committee and the owners when necessary.<\/li>\n<li>Send outgoing mail on behalf of and at the direction of the committee.<\/li>\n<li>Facilitate correspondence between members of the Owners Corporation.<\/li>\n<li>Facilitate correspondence between members and their agents and or tenants and contractors.<\/li>\n<li>Issue reminder notices, breach notices and circulars to owners or residents.<\/li>\n<li>Issue meeting minutes in accordance with legislative requirements.<\/li>\n<li>Issue postal ballots and committee resolutions in accordance with legislative requirements.<\/li>\n<li>Issue owners Corporation certificates.<\/li>\n<\/ol>\n","protected":false},"excerpt":{"rendered":"<p>Job description of Owners Corporation and Building Managers Owners Corporation management\u00a0are appointed by the Owners Corporation\u00a0Committee members and operate under the instruction of the Owners Corporation Committee.
