APPLICATION<\/u> RULES AND CONDITIONS FOR RENOVATION AND RETROFITTING YOUR APARTMENT<\/u><\/strong><\/p>\n

  1. The capital improvement undertaking must be carried out within the boundaries of the private lot <\/strong>by a qualified, licensed Builder and insured professional in accordance with the VBA building code.<\/li>\n
  2. Application for renovation and retrofitting works will need to seek prior<\/strong> consent in writing by OCM.<\/li>\n
  3. Applicant must provide a copy of the Builders Liability insurance Certificate.<\/strong><\/li>\n
  4. Provide a path plan for the use of common area access during period of the associated works.<\/li>\n
  5. Ensure clean-up<\/strong> of common areas are the responsibility of the lot carrying out the work.\u00a0<\/li>\n
  6. No Work<\/strong> are to be carried out or items stored on common area, including car park.<\/li>\n
  7. Rubbish<\/strong> should be removed in sealed garage bags directly off site and disposed of externally.<\/li>\n
  8. The tradespersons should refrain dragging renovation rubbish through carpet areas and stairwells in the common property and any damage or mess caused will be charged back to lot owner.<\/li>\n
  9. There must be no construction work carried out at night and that all construction activities are carried out during regular business hours Monday to Friday 9:00am to 4:00pm<\/li>\n
  10. Noise Condition<\/strong>: jack hammering and drilling times must be notified and submitted to building management in advance and must be after 9:00am to 4:00pm Monday to Friday only.<\/li>\n
  11. NO Coring or drilling<\/strong> of structural concrete slab or boundary walls, ceiling slab, modifications or additions to hydraulic plumbing without written approval from the Owners corporation office.<\/li>\n
  12. The committee reserves all rights to withdraw the approval to access to common property.<\/li>\n
  13. Apartment Flooring,<\/strong> I agree to install adequate 40db soundproofing material underneath any Floor board and carpet replacement with hard surface to minimise noise disturbance and I will ensure that the work is carried out in accordance with noise regulation standards. \u2013 By engaging only contractors who are familiar with EPA noise standards.
